The Government have today published the much awaited changes to BNG. The legislation changes include some important updates, these include the provision that from the 6th August 2026 developments with a site area below 0.2 hectares will be exempt from having to demonstrate a 10% increase in BNG…unless there is an impact on ‘on site priority habitats’. It is also important to note that the self-build or custom build exemption will no longer apply for new planning applications after 6 August 2026.
Giles Moir, Director at Chapman Lily Planning commented that, “the changes to when a project is required to deliver BNG is welcomed, however it will still be important when considering development on site of less than 0.2 hectares to understand if there will be an impact on an on site priority habitat, as such early engagement with an ecologist will be key to helping to inform a development proposal”.
