Chapman Lily Planning is pleased to have secured a successful appeal for the redevelopment of The Old Joinery, 281–291 Bournemouth Road, Poole.
The Planning Inspector has allowed the appeal and granted outline planning permission for the demolition of the existing buildings and the delivery of 15 new homes, with associated parking and access. The permission approves the scheme’s access, layout and scale, while appearance and landscaping will be considered through the reserved matters process.
The appeal followed Bournemouth, Christchurch and Poole Council’s refusal of the proposal. The Inspector considered the principal issues relating to the living conditions of future occupiers and the effect on neighbouring residents’ privacy and outlook.
In allowing the appeal, the Inspector found that the proposed homes would provide satisfactory external amenity space and outlook. He also concluded that, subject to appropriate design at reserved matters stage, the development would retain sufficient privacy and a satisfactory outlook for nearby residents. The Inspector further found that the proposal would be acceptable in this urban context, with landscaping, conditions and planning obligations addressing relevant matters including biodiversity, drainage, transport and mitigation.
This decision demonstrates the value of a robust, evidence-led appeal strategy in addressing amenity and design issues on constrained urban redevelopment sites.
