Torbay Council has announced that it is consulting on the options for housing growth and have provided until Monday 28 February 2022 for people to respond. Using the Government’s Standard Method of calculating housing need, which uses a formula based on population projections and housing affordability, Torbay’s housing need is currently around 560-600 homes a year.
Andrew England, Associate Director at Chapman Lily Planning commented ‘This is a significant step in terms of reviewing the Torbay Local Plan. The consultation provides a range of options for growth including the possibility one or two urban extensions. The outcome of the consultation will help to shape the future social, economic and environmental wellbeing of the Torbay’.
Torbay Council has also updated the underpinning evidence base, notably the Torbay Housing & Economic Land Assessment Local Housing Market Assessment (HELAA). The HELAA involved identifying potential sites and broad locations, and assessing whether they are suitable, available and achievable for housing.
Andy added, ‘Whilst at this stage the Council are only considering the broader options for growth, these will potentially impact upon the level of housing growth achievable and will be of significant interest to many of our clients in South Devon. I would encourage all those in the development community to have their say. There are some interesting options to consider, as well as scope to identify a hybrid option’.
