Chapman Lily Planning were pleased to secure planning permission for a penthouse apartment aloft the iconic Bristol and West building in Bournemouth Square back in 2019. The permission followed detailed negotiations with officers, reflective of the sensitive location. The apartment would invariably impact upon the skyline, key views and neighbouring heritage assets – so we were all determined to get it right! We developed a positive working relationship with officers and following an initial application to test the parameters, made some concessions. We were confident that the approved scheme would both enhance the townscape and deliver a high-quality living environment for future residents. We were delighted to be invited back on site by our client to see how the build is progressing.
The penthouse sits comfortably within views across the Square and down Richmond Hill, with curved corners of the Bristol and West Building emulated both outside and in. The brick work has integrated successfully helping to tie the building together, whilst the high-quality contemporary finishes lift the external appearance. Brightspace Architects clever layout allows light to penetrate the building and affords fabulous views across town centre roofscapes, the gardens, pier and seascape beyond. The apartment is surprisingly spacious and the flow between rooms entirely natural. Whilst the latter comment may seem strange, it is important to point out that the design needed to incorporate the existing stairwell and plant room, work around the central lightwell serving the apartments below, make use of the lift overrun, work around or alter the location of external plant, as well as being cognisant of structural loading. Each room is a discovery and the client’s phenomenal attention to detail has resulted in a truly special home. There is still a hive of construction activity, with the second fix underway, kitchen being fitted out and the external terrace being laid, but it won’t be long before the new residents take occupation.’
Brett added ‘Building up and making use of airspace is one way in which we can help to meet our future housing needs and it can bring much needed footfall back into our town centres. However, I am always nervous about the realities of building above established apartments, not least because of the potential for disruption and disturbance during construction and even more so during lockdown. I was greatly encouraged by our client’s proactive approach and that of their contractor. Whilst there had been challenges the experience had generally been a positive one and the scheme was well received.’
