On the 6th April 2018 permitted development rights will change meaning that it will be possible to create up to 5 residential properties through the conversion of agricultural buildings – currently conversions are limited to the creation of 3 properties.
The changes to permitted development rights will allow for up to 3 larger homes within a maximum of 465 square metres or up to 5 smaller homes each no larger than 100 square metres – or a mixture of property sizes, up to a total of 5, provided that no more than 3 of the properties are larger homes.
If you have already secured prior approval for the conversion of agricultural buildings to residential properties and have additional agricultural buildings suitable for conversion you maybe able to take advantage of the new regulations to establish further residential units, up to a maximum of 5.
In addition to the changes to agricultural buildings the temporary permitted development rights, due to expire in April 2018, for the conversion of storage and distribution buildings to residential has been extended by a further year.
