The Inspector examining the East Devon Local Plan has issued his final Report concluding that the Plan provides an appropriate basis for the planning of the District, subject to incorporating a number of modifications, concluding that the Council is now able to demonstrate a five year housing land supply, including a 20% buffer.
The Local Plan makes provision for the delivery of 17,100 homes within the District over the period to 2031, and will now be taken forward and considered by the Council for adoption at it’s forthcoming meeting on 28th January 2016. Once adopted, the Local Plan will form the basis for determining all planning applications within the District.
The Inspector has also approved the Council’s proposed CIL Charging Schedule which, once adopted, will introduce rates of between £68 – £125 per sqm for new residential development (depending on location) and £150 per sqm for new retail development in Sidmouth, the coastal and rural areas (outside of the main towns).
