The team at Chapman Lily Planning take great pride in seeing schemes built-out and the petrol filling station and retail offer at Coode Way, Osprey Quay, Portland is no exception. Planning permission for a petrol filling station and associated infrastructure (which included electric car charging points) was first approved in February 2021. A subsequent application allowed for a more expansive range of uses including ancillary jet wash, ancillary retail, drive-through retail and associated works. The attractive design had to be functional, address flood risk and drainage concerns, but owing to the exposed location it also had to withstand high winds and the possibility of large waves sending stones from Chesil Beach across the causeway during severe storm events.
Brett Spiller, Planning Director commented: ‘The carefully conceived design has integrated into the wider regeneration of Osprey Quay. The planning applications obtained wide support from the local community, particularly those on the Island who were beholden upon a single petrol filling station or otherwise faced a lengthy round trip to refuel. The scheme was conceived during Covid and we had some very interesting discussions about the role of the drive-through Greggs – one of very few in the country – as to whether drive-through’s could be part of the answer to how we shop in the future (as people were at that time nervous about having to enter shops). On visiting the completed project, I was delighted to witness how well used the ancillary retail are, with Budgens and Greggs enjoying good patronage. Well done to all those involved client-side, within Dorset Council and Portland Town Council who all helped make this scheme happen as I’ve no doubt its reduced travel distances and improved quality of life for the local community.’
