In advancing the application we had to demonstrate that there were no sequentially preferable sites in the nearby district centres and their respective hinterlands that would be able to accommodate the petrol filling station, this required us to undertake a search of available sites and demonstrate why they weren’t available or suitable for the development. In the application submission we were able to demonstrate that the proposal would form an enhanced gateway to Beighton Business Park and that it would complement the adjacent Burger King and Starbucks developments, providing an additional consumer offer that could result in additional spending and economic gain.
We were also able to demonstrate that the development would provide a safe access and egress arrangement, would enhance biodiversity and that its design, scale and appearance would make the development an excellent fit in the locality.
